Fox Crossing homes currently on the market, but have accepted contracts with a Buyer right now.
Pending status usually means that most contingencies in the contract have been fulfilled, and the deal is moving towards Closing.
UCB (Under Contract – Backup offers being considered) means that a seller has a buyer in contract, but there are contingencies as yet unfulfilled. In this Status the seller will welcome backup offers, to be prepared in the event the current buyer elects to cancel, or is unable to perform the duties of their contract.
CCBS (Contract Contingent on Buyer Sale) means the seller has accepted an offer from a buyer who must first sell their own house in order to execute the purchase of the seller’s house. There are always time limits to this, and if your backup offer is more favorable than the current contract, your offer could displace the first!
Was one of these homes your favorite but you couldn’t make an offer in time? It can be successful to place a Backup Offer. Deals do in fact fall apart every day in real estate. Having a signed, accepted backup offer in place means that when that deal falls apart, you’re right there to pick up the pieces and make yourself, the seller, and everyone involved very happy for your efforts!
